The site is an old school building set in a conservation area in a port town on the coast near Dublin. The development contains 77 apartments and 1,289 sq ms of retail/office space with underground car parking in a variety of buildings. The buildings have been designed around a new public walkway and square that link the town centre area to the train station on the seafront.

The new formal public route through the site is intended to make clear this new urban connection. The route enhances the range of spatial sequences between the town and the sea and provides an additional cosmopolitan element for the town. The various buildings clustered around the square face out to different contexts, some historic, some functional. The buildings are thus of differing height, width and elevation treatment.
